Our Process
- Lease Review & Site Walk — We read the make-good clause in the outgoing lease and walk the tenancy with the building manager so the strip-out scope matches what the landlord will accept on handover.
- Programme & Lift Booking — After-hours blocks booked with the building manager. Dock windows confirmed. Induction and contractor sign-in paperwork lodged before the first night on site.
- Service Isolations — Mechanical, electrical, fire and hydraulic services isolated by licensed trades before any partition or ceiling comes down. We coordinate or your existing trades are welcome.
- Strip Out Sequence — Loose furniture and joinery first, ceilings second, partitions third, floor finishes last. Each crew night ends with the dock and lifts cleared and the tenancy left secure.
- Make-Good Handover — Final walk with the building manager, photographic record sent to the agent, and any patching/painting completed to lease standard before lock-up.

FAQs
How fast can you start an office strip out?
Most CBD jobs can mobilise within 5 to 10 working days of acceptance, sometimes sooner. Lift bookings and induction paperwork are typically the longest lead-time items.
Do you only work after hours?
After hours is standard for occupied buildings, but standalone tenancies, ground-floor retail, and end-of-lease vacant tenancies can often be stripped during business hours.
Can you handle make-good as well?
Yes. Patching plaster, repaint, ceiling tile replacement and floor finish reinstatement can all be quoted as a turnkey package alongside the strip out itself.
What about asbestos in older office buildings?
Pre-1990 commercial buildings frequently have bonded or friable asbestos in vinyl flooring, ceiling tiles, sprayed fire-rating and mechanical insulation. We hold the SafeWork NSW asbestos removal licence.
Are you insured for high-rise work?
Yes — full public liability and workers compensation insurance, plus the additional cover most CBD building managers require. Certificates of currency available on request before any job starts.
Do you coordinate the dock and lifts?
Yes. Lift bookings, dock windows, security sign-ins and any common-area protection are all coordinated with the building manager as part of the strip-out programme — not added on as an extra.
